This Module focuses on the measurement of risk to real estate investments, with an emphasis on investment performance criteria and the techniques used to analyze and finance different types of income producing properties. It takes students through a process where risks can be identified and through an establishment and explains how, by application of policies and procedures, real estate professionals will protect themselves and their clients from the unexpected results that risk provides.

Semester II

Brief description of aims and content

 The course aims to provide the basics of building services as applied to Real Estate Valuation practice.  It comprises regulations, laws, installation, maintenance and assessment of services to ensure human comfort. The services include: ventilation, air conditioning, collection and storage of energy, electrical energy, water, fire safety and fire fighting, transportation in buildings etc.The role of individuals and local government to provide these services to people.

1.2 Installation and maintenance of services.

2.2 Circumstantially select suitable installation methods, emerging building services materials and techniques, and also appropriate technologies in installation and maintenance.

3.   Indicative Content

This course covers building services such as water, reticulation, room ventilation and lighting and orientation to ensure human comfort. Topics covered include; regulations, laws, installation, maintenance and assessment of these services whether inside or outside the building. Roles of individuals, local authorities and public entities in providing these services to dwellings. Water and drainage installation and maintenance, liquid and solid waste removal, sources of energy and electricity distribution, fire safety, gas safety and building security. Lifts, escalators, air conditioning, sustainable installation, special needs of the disabled.

 

 

4         Learning and Teaching Strategy

The course is delivered mainly through lectures backed up by tutorial sessions and site visits.

The lectures include interactive elements whereby students in groups apply principles to simple problems to ensure their involvement and so gain understanding.  Handouts are used so that students can concentrate on the material of the lectures, but with gaps where students either have to fill in or make separate notes.

Problem sheets are given out to students and after time, the problems are discussed in class.  Some of the problems will be handed in and then marked by peers to give formative feedback to fellow students.

The site visits and assignments will require the students to undertake some investigation on their own and to develop ideas and apply them.  They will also produce a report for each.

 

5          ASSESSMENT STRATEGY

The assessment strategy is:

  • To assess knowledge and application skills through a written examination.  The students therefore will not just rely on memory but also show understandings of the principles in application to exam problems.
  • To assess practical skills through the report of the site visits and observations.
  • To asses self learning through producing and presenting of the reports in groups.
  • To assess understanding and application through the assignment whose feedback is given to students in time to allow them to know their weakness or strength.

 

Assessment Criteria:

  • For the examination setting and marking the CST generic marking criteria will be used.
  • For the assignment, criteria will be drawn up appropriate to the topic, based on the CST generic marking criteria.
